Why the install method matters more than the window brand
A REHAU GENEO triple-pane window has a frame U-value of 0.79 W/m²K and a verified 25-year warranty. That's an excellent piece of equipment. Drop the same window into a rough opening that's 8mm out of square, fasten it through the head only, fill the perimeter with expanding foam, and call it a day — and within five winters you'll have the same air leakage as a builder-grade vinyl slider that cost a third as much. The window manufacturer's warranty covers the frame and the IGU. It does not cover bad flashing, bad fastening, or a wall that failed because the install method skipped the envelope work.
This is the part nobody tells you on a sales call. The install is the product. What follows is how we do it.
Step 1 — Removing the existing window
Removal is not the throwaway step. What we find when the old window comes out determines whether the new one will perform.
Interior protection first
Drop cloths over flooring, plastic sheeting on furniture, dust containment at the doorway. Calgary jobs typically run through a heated house — debris and cold air can't be allowed to spread.
Interior trim and casing removal
Casing comes off in pieces, labelled if it's heritage trim worth re-installing. We cut the interior caulk line first with a sharp utility knife so the trim doesn't tear the paint or drywall on the way off.
Exterior caulk and flashing cut
The exterior caulk seam — sometimes 20 years of layered re-caulk attempts — gets cleanly cut along the sash-to-frame and frame-to-cladding lines. If we find tape flashing under the caulk that's still adhered, we evaluate whether it stays or comes off based on age and condition.
Fastener removal
If the original install used a nail fin, we pry the cladding edge back gently to expose the fin. If it used metal brackets through the interior frame, we pull the brackets one at a time. The goal is to break the window's mechanical connection to the wall without damaging the rough opening framing or the surrounding sheathing.
Frame removal and inspection
The old frame comes out as one piece if possible — easier to handle, less debris. With the rough opening exposed, we inspect: sheathing condition, framing condition, rim joist condition where applicable, water-resistive barrier integrity, vapour barrier integrity, and any visible rot, mould, or staining. This is the moment to document. If we find moisture damage hidden behind the original install, you get told before any new material goes in.
Step 2 — Preparing the rough opening and building envelope
A clean rough opening is rare in Calgary's housing stock. Most homes built between 1970 and 2005 have rough openings that are out of square, sheathing that's slightly degraded at the corners, and water-resistive barriers that weren't properly integrated with the original window flashing. This is the work that turns a window swap into an envelope upgrade.
Square, plumb, level
We check the rough opening's diagonals — they should be within 6mm of each other. Walls get checked for plumb (±2mm acceptable) and the sill for level (±2mm). When the rough opening is out of square — and most are — we re-shim or rebuild the corners until it is.
Substrate condition
Any soft spots in the sheathing get cut out and replaced with new structural panel. Any rot in the framing gets sister-framed with new lumber. Any failed insulation in the rough-opening cavity gets pulled and refilled. None of this work shows up in a "we'll measure on Monday, install Friday" quote. It's the part that takes a day per opening on a serious project and a half day on a routine one.
Sill pan flashing
The sill is the first place water tries to enter and the last place it should be allowed to sit. We install a self-adhered membrane sill pan — Blueskin VP100, ZIP System tape, or Flex Wrap depending on the wall assembly — with corner gussets and the membrane turned up the jambs a minimum 150mm. A back-dam at the interior edge is added for chinook-prone exposures to keep any incidental water in the pan rather than letting it slope back into the wall.
Building envelope continuity
The water-resistive barrier (Tyvek, Typar, ZIP, or peel-and-stick) gets reconnected to the new window's flashing in the correct sequence: bottom first (sill pan integrates with WRB), sides next (turned out onto WRB), top last (WRB laps over the head flashing so gravity sheds water onto, never under). This sequence is non-negotiable. Most "tape it all over" installs miss it and create dam points that hold water against the sheathing.
Deflection clearance and shim plan
The frame can't be hard against the rough opening framing — it has to float on shim packs with a 12-15mm deflection clearance at the head for thermal expansion and structural deflection, plus 6-10mm side clearances for sealant joints. The shim packs are sized and placed for the specific window weight; on large fixed picture units, we calculate shim spacing against the manufacturer's spec.
Method 1 — Metal bracket installation (retrofit / interior-only access)
This is the method we use when the existing cladding is staying. Brick, stucco, vinyl siding, fibre cement — all of these can be preserved while still installing the window properly, as long as the interior-side air and water layers are rebuilt correctly.
When this method is the right call
- Existing cladding is in good condition and the homeowner doesn't want to redo it
- Inspection finds the WRB still intact at the rough opening perimeter (rare but possible)
- Heritage exteriors where exterior alteration triggers municipal review
- Multi-unit condominium contexts where exterior changes require board approval
- Staged retrofit projects where the homeowner does one wall this year, another next year, and doesn't want to live with mismatched fresh-flashed openings on a half-finished elevation
How it goes in
Galvanized steel L-brackets fasten to the window frame on the interior side at 400mm centres, both jambs and head (sill is shimmed-and-sealed, not bracketed). The frame is set into the rough opening with the deflection and side clearances above. Brackets are fastened to the structural framing with structural screws — never to sheathing alone, because sheathing alone pulls out under windload over time.
The interior air seal is then formed with backer rod (closed-cell foam rod, 25-50% larger than the gap, sized for a 2:1 width-to-depth sealant joint) and a continuous bead of low-modulus polyurethane sealant. This is the air barrier. This is the vapour barrier tie-in. This is the layer that decides whether the room is comfortable at -25°C.
The cavity between the rough opening and the frame is then filled with low-expansion polyurethane foam — and this matters: only low-expansion, because high-expansion foam bows the frame inward and disrupts the sash operation. The foam is insulation, not seal.
The exterior, where access is limited to the cladding edge, gets a backer rod and exterior-grade sealant joint between frame and cladding. This is the water seal — and it's only as good as the underlying flashing that's already in the wall. If we can verify the existing flashing is sound during inspection, the metal-bracket method works cleanly. If we can't, we recommend a nail-fin install instead.
Honest disclaimer
If the existing flashing is degraded or improperly lapped, metal-bracket install can't fix it without cladding removal at the opening. We tell you at inspection. The cheapest quote in the room ignores this; the most expensive quote sometimes oversells exterior rebuild that isn't needed. Our recommendation is the one the inspection actually supports.
Method 2 — Nail fin installation (new construction / cladding-out retrofit)
This is the method specified by REHAU's North American install manual and the one most new-build architects expect to see in the spec. It produces the cleanest water-management detail and is the method we use whenever the wall is open.
When this method is the right call
- New construction — sheathing is exposed, WRB is fresh, install can be done before cladding goes on
- Retrofits where siding or stucco at the opening is being replaced anyway
- Significant rough-opening rebuild is needed (rot, sheathing replacement, framing repair)
- Stucco openings being converted to a different frame profile that won't fit the existing return
- Acreage builds and luxury renovations where the cladding scope is part of the project
How it goes in
European window frames are specified with an integrated nail fin — a 60mm-wide flange around the perimeter — for North American install. The frame is set into the rough opening on shim packs (same square/plumb/level/clearance discipline as metal bracket), the nail fin sits flat against the wall sheathing, and fasteners (roofing nails or structural screws) drive through the pre-punched holes in the fin into the framing at 150-300mm centres per manufacturer spec.
Then the flashing sequence: self-adhered flashing tape (butyl-backed) over the nail fin and onto the WRB. Bottom first (water is shed downward, so the bottom tape is under the side tapes), then sides, then the head tape — laid under the WRB above the head, so the WRB above sheds water onto the tape, never under it. A drip cap or kick-out detail above the head completes the head-water path.
The interior side gets the same backer-rod-and-sealant air seal as the metal bracket method — this layer doesn't change between methods because the air-seal physics doesn't change. Low-expansion foam fills the cavity, and interior trim closes the assembly.
Done properly, this method produces an opening that will hold water management for the life of the wall assembly. It's the right call when conditions allow it.

Alberta Building Code §9.7 and CSA A440.4 compliance
Every install we do meets or exceeds Alberta Building Code Part 9 §9.7 for windows and glazing, and the install practice follows CSA A440.4 — Window, door, and skylight installation. The code requirements that touch most Calgary residential projects:
- Egress (§9.9.10.1 + §9.7.1): Bedroom windows in dwelling units have an openable area of at least 0.35 m² with no dimension less than 380 mm — clear-pass, unobstructed by hardware. We verify each bedroom opening against this during the consultation and document it on the quote.
- Safety glazing (§9.6.1): Any glazing within 600 mm of the floor, within 300 mm of a door, or in shower enclosures must be tempered or laminated.
- Performance rating posting (§9.7.2): Each unit ships with an NFRC sticker showing U-value, SHGC, VLT, and air infiltration. These stay on the window until final inspection.
- Water management (CSA A440.4): Sill pan, drainage path, flashing sequence, sealant joint design — all per CSA A440.4 install method.
- Structural attachment: Fastening per manufacturer specification or as engineered for windload exposure (Calgary residential is typically Exposure B; foothills acreages can be Exposure C — different fastener pattern).

The post-install checklist nobody talks about
The install isn't done when the window is in. There's a checklist we run before the trim goes back on:
- Open and close the sash through tilt mode and turn mode — handle operation smooth, no scraping, no resistance
- Verify multi-point lock engages at all points (3-7 points depending on sash height)
- Sash sits square in the frame — equal gap top-to-bottom and side-to-side
- Frame is plumb and level after install (sometimes shims compress under final sealant cure — re-check)
- Interior air seal continuous around perimeter — no gaps, no thin spots
- Foam fill complete, no voids, low-expansion only
- Exterior sealant joint tooled smooth, full contact with backer rod, no overspill
- NFRC sticker still on glass
- Drainage holes in frame are clear and oriented for proper drainage
- Trim reinstalled with proper expansion gap behind it
This checklist is part of the warranty walk-through. We don't sign off until each item is verified by the installer doing the work.
The bottom line
Most window quotes you'll receive in Calgary describe a window. They don't describe an install. That's the gap that makes two $30,000 quotes for the same house look identical on paper and perform completely differently five years later. Ask any quote what their flashing sequence is. Ask whether they use foam-only or backer-rod-plus-sealant air seal. Ask which install method they're proposing for your specific opening and why. The right answers exist; you just have to ask the question.
